The first step in selling any home is to get a Comparative Market Analyses (CMA) prepared for your home. Once you have my CMA and maybe two more from other brokerages. The normal tendency is for a seller to hire the agent who produces the highest price. This is often a mistake. Competing agents will sometimes inflate these numbers in order to get your listing with the intent of having you drop the price later. If one CMA is significantly higher than the others, I would ask to be shown how that number was reached.
When you hire a REALTOR you could be working closely with this representative for many weeks, so it is important that it be someone that you trust their expertise, motivation and simply their personality.
Think about just where you would place the most importance in the selling of your property. When profit is your top priority and you can afford to reject an offer that is less than ideal. Is getting that extra percentage or two… worth the inconvenience of losing the sale and having it on the market for an extra month, two months, etc …? Many sellers underestimate the anxiety and stress that goes with having their property on the market for an extended period of time. The phone calls, showings and interruptions, are not minor concerns. Most sellers who have had their home on the market for an extended period of time agree that the few extra dollars was not worth it in the end.
Few people would second-guess their heart surgeon and insist they could do a better job themselves, or question whether their lawyer’s knowledge of the law is more extensive than their own, but when it comes to selling a home, many homeowners find it difficult to put their faith in the knowledge of their REALTOR. The fact that studies show that less than 1% of homes are sold through open houses, Indeed, if a yard sign and an open house were all it took to sell a home, there wouldn’t be a need for Florida Real Estate Licensing at all!
